Rental Criteria

The staff at River Bend Apartments believes in providing quality service and a safe, clean environment for our residents. Therefore, we have established consistent procedures for review of rental applications. We ask that each prospective tenant fill out a complete Application for Residency form. Each application is thoroughly reviewed and accepted or rejected based on the criteria listed below. Please read this information and the application carefully.

Application policies and criteria:
All prospective tenants will be informed of the availability of apartments, tenant selection criteria, and rental policies. Each prospective tenant will be provided an Application for Residency. Please read all of the information carefully. If you have any questions, feel free to ask. Note we are an equal housing provider and we will accept the first qualified applicant to meet the following criteria:

  • Each adult applicant (18 years of age or older) to reside in the apartment must fill out an application completely.
  • A complete application is required. If a line is not filled out (or the omission explained satisfactorily), the application will be rejected. Falsified applications will be rejected.
  • We require photo identification (a valid driver's license or other government issued photo identification card) at the time you apply for an apartment.
  • Excellent credit history with excellent credit references.
  • Excellent verifiable rental history. Friends and family are not considered acceptable housing references.
  • Public record search, including but not limited to criminal convictions.
  • Income verification/history.
  • Pay stubs from the last two months, or original tax returns for last two years signed in blue ink with attached W-2 forms (only if self-employed).
  • Income verification and indication of applicant's continued prospects for this income.
  • Self-employed applicants must present original tax returns for the last two years signed in blue ink.
  • Rent-to-income ratio cannot exceed 30%.
  • Debt-to-income ratio cannot exceed 60%.

Incomplete or falsified applications will be rejected. In order to maintain the high standards people have come to expect and enjoy at our community, every Tenant whether they have a pet or not is required to sign the Pet Policy and Pet Agreement declaring whether they intend to have a pet or not. We welcome you to bring along a pet as long as it meets our criteria.

Tenant agrees to the following conditions below:

  • Only cats and dogs, which weigh less than 25 pounds at their full adult weight, are allowed in the Apartment. No puppies or kittens allowed. Dogs and cats must be fully grown and have attained their full adult weight before being accepted to live in the resident's apartment. There are several breeds of dogs that are absolutely prohibited, no matter how docile you may consider your pet. These include, but are not limited to, Rottweiler's, Pit bulls, and Dobermans, in either purebred or mixed pedigree.
  • Only one pet is allowed per household. There are no exceptions to this rule.
  • Cats must be de-clawed, all pets must be spayed or neutered; and evidence of this must be presented to the Property Managers.
  • Every pet must be registered with both the Property Manager's office and local authorities. You will be required to sign the Pet Policy and Pet Agreement at the Property Manager's office, show the animal to the Property Manager, and provide evidence of the animal's vaccinations (worms, rabies, etc.) and registration tags. The Property Manager will approve an animal on a case-by-case basis, regardless of breed.
  • There is a monthly pet fee of $45.00 due when the animal enters your home at any time during your tenancy.
  • Dogs must be leashed and always be with a member of your household at any time outside of your home. You may not tie the dog up to a tree, your car, or any other objects. You are ultimately responsible for your dog or cat's behavior. Aggressive or noisy animals will not be tolerated and you will be asked to remove the animal from the property. It is unfair to your neighbors.
  • You must clean up after your dog and dispose of the "mess" in the trash. This is an unpleasant task to be sure, but it is even more unpleasant when someone steps in the mess. It is unfair and unhealthy to other Tenants to have dog droppings around the property.
  • The Property Manager reserves the right to require you to remove your pet, immediately, without cause and without recourse and without returning your pet fee.

Satellite Dish Information

For a Resident to obtain and install a satellite dish the following conditions must be met.

  • That the Resident is allowed to install a satellite dish within the apartment.
  • That Resident is not permitted to install the dish on outside walls, outside windowsills, roofs, balconies or common area balconies, common area stairways, or any common areas.
  • Dish must be one meter in diameter or less.
  • That Resident shall not damage the apartment when installing the satellite dish. Resident is not permitted to drill holes through outside walls, roofs, balcony railing, or glass or any other location where holes might impair the building's weatherproofing or there is risk of striking electrical or water lines. Resident is not permitted to splice into any existing wires or cables.
  • That the Resident must obtain and present proof of liability insurance covering the dish and any personal injury or damage to the apartment caused by the dish. Said insurance must list name of Owner for the property as an additional insured.
  • Resident hereby aggress to indemnify owner agents, successors, and employees of the owner in the event any third party should bring action for personal or property damage against the owner for damages caused by reason of the installation of the dish or because of the dish becoming dislodged. Such indemnification extends to attorney's fees and costs by the Owner in defending any such action.

Applicant Acknowledges Having Been Advised

  • Copies of the proposed lease and rules and regulations of the landlord have been made available to applicant for inspection.
  • Applicant has been given the name and address of the person authorized to receive rent, manage, and maintain the premises, who can readily be contacted, and an owner or agent with an address within the state authorized to receive and receipt for notices and demands, and at which service of process can be made in person.
  • Applicant has been advised of his/her right to inspect the dwelling unit and notify the landlord of any damage or defect that exists before the beginning of my tenancy.
  • Applicant has been advised of his/her right to request, in writing, a written list of the physical damage and defects, for which the landlord deducted money from the previous tenant's security deposit.

  • Applicant has been advised that the premises contain(s) NONE of the following conditions adversely affecting habitability: No hot or cold running water; plumbing facilities not in good operating condition; sewage disposal facilities not in good operating condition; unsafe heating facilities capable of maintaining a temperature of 67°F; electrical wiring, outlets, fixtures not in safe operating condition.
  • Applicant has been advised of structural or other conditions in the dwelling unit or premises that present a substantial health or safety hazard, or create an unreasonable risk of personal injury. None.
  • Landlord promises to repair, clean, or improve the premises as follows by the completion dates noted
  • Security deposits may be withheld only for tenant damages, waste or neglect of the premises or the non-payment of rent, utility services or mobile home parking fees for which the landlord becomes liable and other reasons specifically and separately negotiated and agreed to by the tenant in writing in a Nonstandard Rental Provision.

Disclosure of an applicant's Social Security Number (SSN) is voluntary, and housing may not be denied solely on the applicant's decision to withhold his/her SSN.

The purpose of this application is to determine whether I qualify as a tenant. If my application is approved, the landlord and I shall sign a written lease. I have no rental agreement with the landlord before the time of the lease signing. I hereby authorize the landlord and manager to investigate my credit and financial responsibility, income, rental and eviction history, conviction record and the statements made in this application, and to obtain a consumer credit report on me from a consumer reporting agency that compiles and maintains files on consumers on a nationwide basis. My performance under any lease or rental agreement that I may enter into with the landlord may be reported to such reporting agency. I acknowledge that the manager and the agents and employees thereof represent the interests of the landlord, but they also have a duty to treat all parties fairly and in accordance with fair housing law, and to disclose material adverse facts about the property. I warrant and represent that I am at least 18 years of age and that all information and answers to the above questions are true and complete to the best of my knowledge. I understand that providing false information or making false statements may be grounds for denial of my application. I understand that if any misrepresentation is made and a lease signed, the misrepresentation is a material breach of the lease and the landlord will have the right to terminate the lease. I understand that my occupancy is contingent on meeting management's resident selection criteria.
